How to calculate rent per square foot

Commercial and residential leases often have different ways of calculating rent. One popular method, particularly for commercial spaces, is calculating rent per square foot. This allows landlords and tenants to establish a fair rental price based on the size of the property. In this article, we’ll walk you through the process of calculating rent per square foot.

Step 1: Measure the Space

Before you can calculate the rent per square foot, you need to know the total square footage of the property. Obtain the dimensions – length and width – of each room or space within the property. Sketch a floor plan for easy reference if desired.

Step 2: Calculate the Total Square Footage

Multiply the length by the width for each room or space. Add up these results to find the total square footage of the property. For example:

Living Room: 10 feet (length) x 15 feet (width) = 150 square feet

Bedroom: 12 feet x 12 feet = 144 square feet

Kitchen: 8 feet x 10 feet = 80 square feet

Total Square Footage: 150 + 144 + 80 = 374 square feet

Step 3: Determine a Price Per Square Foot

Now that you have the total square footage, you’ll need to determine an appropriate price per square foot. Research local rental rates, considering factors such as location, amenities, and market demand.

If similar properties in your area are renting for $1.25 per square foot, use this as a starting point when determining your rent.

Step 4: Calculate Rent Based on Price Per Square Foot

Multiply the total square footage by your chosen price per square foot to find the total rent:

374 square feet (total square footage) x $1.25 (price per square foot) = $467.50

This means that based on a $1.25 per square foot rate, the monthly rent for the property would be $467.50.

Step 5: Ensure Rent Amount is Fair and Reasonable

While the rent per square foot calculation serves as a helpful starting point, it’s essential to consider all factors when determining an appropriate rent amount. Examine comparable properties, local demand, and any other relevant elements to decide on a reasonable rental price.

Conclusion

Rent per square foot is a practical method for determining rental rates for both commercial and residential spaces. By following these steps, landlords and tenants can ensure their lease agreements are based on fair market values and take into account the size of the property.
