4. Luxury Vinyl Plank (LVP) or Tile (LVT): Luxury vinyl has become popular due to its versatility in design, durability, and water resistance. It’s an ideal choice for bathrooms, kitchens, and basements where moisture may be an issue. It also offers a good balance between quality and affordability.

5. Carpeting: While not always the first choice for all rooms, new carpeting can be beneficial in bedrooms where comfort underfoot is desired by many buyers. Stick with neutral colors to appeal to a wider audience.

The consensus among realtors is clear: Choose flooring that fits both your budget and appeals to the broadest range of buyers. High-quality flooring options like hardwood or engineered wood often yield the best returns on investment by attracting those willing to pay more for move-in-ready homes. However, mid-range options like laminate and LVP/LVT provide durability and style for those on a tighter budget without compromising too much on look and feel.
