Property taxes are a crucial source of revenue for local governments in New Jersey, as they help fund essential services such as education, infrastructure, and public safety. In this article, we will discuss the method for calculating property taxes in NJ and offer some insights into the factors that affect the amount of property taxes homeowners pay.

Step 1: Determine the Assessed Value of Your Property

The first step in calculating property taxes is to determine the assessed value of your property. This is done by your local tax assessor, who evaluates the market value of your home based on various factors such as location, size, age, and condition. The assessed value typically represents a percentage of your home’s market value, with 100% being the most common ratio used across the state.

Step 2: Calculate the  Taxable Value

Once you have determined the assessed value of your property, you must then calculate the taxable value by applying any tax deductions or exemptions you might be eligible for. In New Jersey, common deductions include:

– $1,000 Veteran Property Deduction for qualified veterans

– Senior Citizen Deduction of up to $250 for eligible seniors

– Homestead Rebate – a rebate program that reduces a homeowner’s property tax liability based on their income level

After deducting these exemptions and rebates from the assessed value of your home, you will arrive at the taxable value.

Step 3: Determine Your Local Tax Rate

Your local tax rate depends on where your property is located within New Jersey. Each municipality has its own tax rate based on its budgetary needs and revenue requirements. The rate is expressed in dollars per $100 of assessed value (For example, a rate of $2.50 per $100 would mean a 2.5% tax rate).

To find your local tax rate, check with your county or municipal tax office or visit the New Jersey Division of Taxation’s website.

Step 4: Calculate the Actual Property Taxes

Finally, to calculate your property taxes, multiply your taxable value by your local tax rate. For example, if your property has a taxable value of $250,000 and your local tax rate is $2.50 per $100, then you would owe:

($250,000 ÷ $100) x $2.50 = $6,250 in annual property taxes
